They are very good pictures. The brickwork looks rock-solid. He mentions rats but I don't think there would be many down there. What would they eat?
A nightmare would be getting lost and realising that the tidal level was rising....

Not too much of a problem if there are multiple exits - which might be

That whole site is interesting -- Neverland by full moon light was very
storylike, too.
