People selling property can be remarkably clueless about things like that.

During our 18 month search for a new (to us) house that ended in September
1982 we had an offer accepted on a pair of terraced houses which had been
the transport office for the next door former brewery, latterly distribution
depot, which had been bought by developers and is now a small housing estate.

It had lots of loos on the ground floor across the two houses which we
planned to convert as a kitchen/diner, as you would. Shortly afterwards we
were gazumped by the developers who realised how much they could save while
carrying out the development. Dumb of the brewery or their agents not to
realise that.
