Waterloo Expansion?

A friend told me that the Book Warehouse on the slummy side of Waterloo station is preparing to close.

He also says that the nearby Fire Station pub is boarded up. I thought it was doing well!

Is that area being redeveloped?

The Fire Station is being revamped.
